The project
IRD Business Tower is a high-standard office building in Santo Domingo's National District. The project required a climate control system that met two conditions simultaneously: high operational efficiency for a building in intensive daily use, and finishes that would not interrupt the premium interior aesthetic of the office spaces.
The solution was a full VRF system allowing each zone in the building to maintain its own temperature independently, without requiring a separate outdoor unit for every area. This reduces rooftop equipment load, simplifies maintenance and allows a single refrigerant infrastructure to serve multiple floors with different occupancy profiles.
What was installed
- Ceiling-mounted cassette units — 360° uniform air distribution with no wall penetration. The cassette sits flush with the finished ceiling surface.
- Linear diffusers — in zones where the architectural design required a more discreet solution than a conventional cassette. The linear grilles are integrated with the ceiling finish.
- Wall-mounted units for specific spaces — in areas with direct access or configurations that did not accommodate a recessed unit.
- Branched refrigerant pipe system — connecting all indoor units to the outdoor modules, with routes planned to avoid structural interference and protect the building's finished surfaces.
- Commissioning and verification — full system pressure test, airflow verification per zone and individual control configuration before handover.
What this demonstrates
This project is representative of what Mecatecnia delivers in an active office building: a technically complex system, with precise finish requirements, installed so that the client receives fully conditioned spaces where the system is virtually invisible. The integration of cassette and linear diffuser units with the finished ceiling is the type of detail that separates a professional installation from a merely functional one.
Questions that typically come up after seeing this project
Can this system be replicated in a smaller building? Yes. VRF is scalable. The zone control logic and the aesthetic integration of the cassette with the finished ceiling apply equally to a 200 m² floor as to a multi-story building. The design phase determines the right configuration for each case.
What happens if the building needs to expand or reconfigure zones in the future? VRF systems are modular. Additional indoor units can be added within the outdoor unit's capacity limits, and zones can be reconfigured without replacing the existing refrigerant infrastructure. This is a direct advantage over conventional split systems.
How long did the full installation take at IRD Tower? For a project of this scale, the main installation required several coordinated working days with the building team. Exact timelines depend on the number of zones and the state of construction at the time of the intervention.
